Las Terrenas Hills (El Limón road)
The hills around Las Terrenas, especially along the El Limón road, offer villas and land with ocean views and more privacy. In return, access, water and building on a slope call for more due diligence.
What do we mean by "the hills"?
Behind the strip of beaches, the land rises quickly. The road from Las Terrenas to El Limón crosses a small mountain range with steep grades and many bends, and villas with ocean views have been built along it and on the tracks that climb toward the ridges. On this page, "the hills" (las lomas) means this set of higher areas; it is not a neighborhood with official boundaries.
The setting is quiet and green, with tropical vegetation, open views over the ocean and a cooler breeze than on the coast.
What kind of property is there?
- Ocean-view villas, often with a pool and stepped terraces.
- Land in very different sizes. In the Dominican countryside, area is often given in tareas: one tarea equals 628.86 m².
- Larger fincas (farm properties) in the rural part.
See land for sale and villas for sale.
How do you get there?
By vehicle, without exception. Some access roads are paved; others are dirt tracks that get difficult in the rain. Time the real drive to the center and the beach before you fall for the view.
Who are the hills for?
- Buyers who put views, privacy and space first.
- People who want to build their own home.
- Investors in rental villas betting on a panoramic view.
What should you check before buying in the hills?
- Access: who maintains the road, and whether it is public or crosses private land (written right of way).
- Water: well, cistern or public supply; pressure and quality.
- Electricity: the cost of bringing the line to the plot. Toward El Limón, the supplier may be Edenorte rather than Luz y Fuerza de Las Terrenas.
- The slope: a soil study and a realistic construction budget, because retaining walls push costs up.
- The title: since Law 108-05, no new constancias anotadas (informal title certificates) are issued except in condominiums; the plot should have an approved or ongoing deslinde (survey). Have a lawyer check it.
