Where are the villas in Las Terrenas?

What should you check before buying a villa?

  1. The title and the deslinde (survey) of the plot. If the villa is in a gated community, its bylaws and maintenance fee.
  2. Permits: the building permit, and whether what was built matches the approved plans. Unpermitted extensions are common.
  3. Water: cistern, well or mains supply, and their real capacity.
  4. Electricity: which company supplies the villa, and whether it has inverter or generator backup.
  5. Running costs: pool, garden, security, upkeep. Ask for the actual expenses over the last twelve months.
  6. IPI property tax: in 2026, individuals pay 1% on the part of their total real estate holdings above RD$10,695,494 (DGII). Ask the seller to show that it has been paid.

To live in or to rent out?

Many villas are bought to combine personal use with vacation rentals. Before buying for that purpose, check that the community's rules allow it. Note too that a draft mandatory registry of short-term rentals (RENATUR), put out for consultation in 2026, was withdrawn in July 2026 according to the specialist press: the issue may come back. We will not promise you a yield: we will give you the data we have and the questions to ask.
