Terms of Use

1. The site and its publisher

https://www.republique-dominicaine.com is the website of the THERD Inmobiliaria real estate agency, run by THERD SRL (RNC 133-63250-2). It lists properties for sale and rent in and around Las Terrenas (Samaná peninsula), describes our services for owners and offers information pages: guides, neighborhoods, market data and FAQ. Browsing the site means you accept these terms.

2. What a listing is worth

Information comes from owners or from the documents they gave us. We check it as far as we can, but cannot promise nothing is missing.
The price shown is the owner's asking price, usually in US dollars. It can change and excludes taxes and closing costs.
A property may find a buyer or tenant before the page is updated.
Areas, distances and descriptions are approximate; a photo may be a little dated.
The map points to an area, not an address.
A listing binds no one: only documents signed by the parties create commitments.

3. Information, not personal advice

Guides, the market page, neighborhood pages and the FAQ offer general, dated and sourced information. They do not take your circumstances into account and are no substitute for a lawyer, notary or accountant. A law or tax may have changed since the text was written. Before buying, have a lawyer of your choice check the title and legal status.

4. Your inquiries, viewings and offers

Writing to the agency or sending a search is free and commits neither side.
Please provide correct details, and share someone else's details only with their permission.
Viewings are by appointment.
Your offers are passed to the owner in writing; nothing is final until the documents are signed.
Should any fee be payable by you, you would be told in writing before committing.

5. Owners

Listing a property with the agency requires a written listing agreement (term, price, fees, viewing arrangements). For that property, the agreement takes precedence over these terms.
The owner confirms they are entitled to sell or let the property and that the information and photos supplied are accurate and may be published.
Text, photos and price are only published with the owner's approval.

6. Limits of liability

We take care to keep information accurate and current, but we are not answerable for errors originating from third parties, for a brief outage of the site, or for decisions based only on information content. These limits apply within the bounds set by law.

7. Fair use of the site

Do not disrupt the site, try to enter restricted areas, post unlawful content or send fake inquiries; abusive submissions may be filtered or blocked.
Search engines and AI assistants are welcome to index and quote our pages, in line with our robots.txt file.

8. Rights in the content

The texts, page layout, name and visual identity of THERD Inmobiliaria are owned by THERD SRL or used with permission. You may quote a short excerpt if you credit us with a link. Copying our listings or their photos to another site or portal needs our written consent, because those photos belong to the owners or photographers. Openly licensed images are credited on the photo credits page.

9. Linked sites

We link to Casa Terrenas and Terrenas Check, run by the same company under their own rules, and to official or third-party sites whose content is outside our control.

10. Disputes

Dominican law applies. If we disagree, we will try talking it through first; if that fails, the competent Dominican courts will decide, without prejudice to any mandatory protections you may be entitled to.

11. Updates to these terms
