Cosón, Las Terrenas
Cosón is the westernmost beach area of Las Terrenas, past Playa Bonita: a long, lightly developed coastline lined with coconut palms. Buyers come here for villas, condos in gated communities and land, and they always need a vehicle.
What is Cosón like?
Cosón is the westernmost beach area of Las Terrenas, beyond Playa Bonita. The shoreline is long, the sand is pale, and an almost unbroken line of coconut palms runs along a coast that is still lightly built. Sources disagree on the exact length of the beach, but all of them describe it as one of the longest and quietest in the municipality.
The feel is residential and restful: a few hotels and beach restaurants, private residences and very few shops. For groceries, the bank or the pharmacy, you drive into the town center.
What kind of property can you find in Cosón?
- Detached villas, often with a pool and garden, on larger plots than in town.
- Condos in gated communities close to the beach, with shared amenities and a monthly maintenance fee.
- Building plots, either on the beachfront or on the nearby hills with ocean views.
What is on offer changes over time. Properties available today are listed on our villas, condos and apartments and land pages.
How do you get there?
Cosón lies west of town. According to the guides we consulted, the drive from the center takes about 10 to 20 minutes, depending on where you are along the beach. Without your own transport (a car, a motorbike, or a golf cart in some communities), day-to-day life is impractical.
Who is Cosón for?
- Second-home buyers looking for peace, space and an uncrowded beach.
- Families with a car who prefer quiet evenings to nightlife.
- Investors comparing beach projects: always ask for the condo bylaws and the rental rules.
Prefer to walk everywhere? The town center or Punta Popy will suit you better.
What should you check before buying in Cosón?
- The real distance to the beach. Because the beach is so long, "close to the sea" can mean almost anything: ask for it in meters or in minutes on foot.
- The coastal strip. Dominican law places a 60-meter strip measured from the high-water line in the public domain, where building is in principle not allowed. On a beachfront plot, have your lawyer confirm where the buildable area starts.
- The title and the deslinde (survey and boundary approval) of the plot or unit, again with a lawyer.
- Road access, water and electricity up to the plot, especially when buying land.
For a more thorough check before you sign, there is Terrenas Check, a property verification service run by the same company as the agency; you can also use the lawyer of your choice.
