What is Punta Popy like?

Punta Popy closes off the long town beach to the east, right next to the center. Its strip of sand, about 1 km long, is wide and open to the wind, which makes it the meeting point for kitesurfers, and its open sandy area sometimes hosts concerts and events. The mood is young, sporty and social, with beach clubs and restaurants.

What kind of property is there?

  • Condos with one to three bedrooms, often in recent mid-rise buildings.
  • Penthouses with terraces in some projects.
  • Units in a rental program run by the community or by a management company.
  • Few villas, as land near the beach has been built up.

What is daily life like?

Life without a vehicle is easy here: beach and restaurants on the doorstep, and the services of the town center a few minutes away. The trade-off is that the area is lively and can be noisy in the high season and on event days.

Who is Punta Popy for?

  • Investors buying a condo to rent out by the night or by the week.
  • Active people, kitesurfers in particular.
  • Singles and couples who want to go out and socialize without needing to drive.

What should you check before buying in Punta Popy?

  1. The management agreement if the unit is in a rental program: who collects the rent, what percentage they take, which costs are deducted and how many weeks you can use the condo yourself.
  2. The condo bylaws on short-term rentals. In 2026 the Ministry of Tourism put a draft mandatory registry of short-term rentals (RENATUR) out for public consultation; according to the specialist press, it withdrew the draft on 20 July 2026 to open a dialogue with the sector. As far as we know, no such obligation is in force as of the date of this page, but the issue may come back.
  3. The sea view: ask what can be built in front. An unprotected view can disappear.
  4. CONFOTUR: if the project says it is classified, ask for the classification resolution and have your lawyer confirm which benefit applies to you. Law 30-26 of June 2026 bars combining several incentive regimes, and its scope is still being debated.
