Buying
What are the steps in a purchase?
- Offer and promise of sale, usually with a deposit.
- Checks by your lawyer: title, legal status, taxes and fees paid up.
- Deed of sale, with signatures certified by a notary.
- Payment of the transfer tax to the DGII.
- Registration with the Registro de Títulos, after which a fresh certificate of title is issued in your name.
Timelines depend mostly on the checks and on processing at the DGII and the Registry.
What information does each listing show?
The reference (THD-…), the asking price in US dollars, the areas (living area and land, in m² and tareas), bedrooms and bathrooms, the neighborhood, the title status (deslinde, constancia anotada), whether the property is CONFOTUR classified, the monthly fee and the date of the last update. If a detail is missing, we have not confirmed it yet: just ask.
When is it safe to pay a deposit?
Once you have seen the certificate of title and, ideally, the certificate of legal status, and always against a signed document (promise of sale) that spells out the fate of the deposit if the deal falls through. Pay by bank transfer to an identified account, never in cash without a receipt.
What precautions should I take when buying off-plan?
Ask for the land title in the developer's name, the building permit and a contract with a delivery date, late-delivery penalties and a payment schedule tied to construction progress. Ask where the funds are held and visit projects the same developer has already completed. If the project claims CONFOTUR status, ask for the classification resolution.
Who checks the title before the purchase?
Your lawyer, whom you choose freely. The agency gathers the documents and points out what it sees, but it does not replace a legal check. For a detailed review (title, permits, condo), there is Terrenas Check, a service run by the same company as the agency: we tell you so you can choose with full knowledge, and you can also use an independent professional.
Is the listed price negotiable?
The listed price is what the owner is asking. You can make an offer: we pass it on in writing and let you know the answer. An offer that comes with your timeline and how you will pay is more likely to be taken seriously.
Renting
Which utilities are paid on top of the rent?
It depends on the property, and the listing says so. Most often: electricity (supplied by Luz y Fuerza de Las Terrenas, the town's private distributor), internet, gas and, in a condo, the maintenance fee if the lease makes you pay it. For a villa, ask who pays for the garden and the pool.
What should the lease include?
The term, the rent and how it can be revised; the deposit and the conditions for its return; who pays for each utility and each repair; a photo inventory signed at move-in; the conditions for leaving early; and any rules on pets or subletting.
Can I rent for just a few months?
The agency mainly offers annual and vacation rentals. For 1- to 12-month stays posted directly by owners, see Casa Terrenas, a site run by the same company as the agency.
How do I avoid a rental scam?
Pay nothing before you have seen the property, in person or on a live video call, and read the contract. Check that the person renting it out is the owner or holds a written mandate, pay by bank transfer and always get a receipt. Be wary of a very low price and of being rushed.
Can I book a vacation rental without seeing it?
Yes, that is the norm. Ask for the terms in writing before you pay: total price (cleaning, taxes, deposit), what is included (electricity, internet), check-in arrangements and the cancellation policy. If in doubt, message us on WhatsApp before you book.
Selling or listing your property
How do I list my property with the agency?
Fill in the sell or rent out my property form or message us on WhatsApp. Adriana contacts you, visits the property, reviews the documents and proposes a price and a written listing agreement. Nothing is published without your agreement.
Which documents should I prepare to sell?
- Certificate of title in your name and the survey plan (deslinde).
- The owner's cédula or passport (and company documents if the property is held by a company).
- Proof that IPI property tax is paid up, if applicable.
- In a condo: the bylaws and a statement that no fees are owed.
- Plans and building permit, if you have them.
- Any current leases.
If something is missing, do not worry: we go through it together at the first visit.
How is my property's price estimated?
We compare your property with similar ones in the same area, taking into account its condition, the title status, the view, the distance to the beach and any maintenance fee. We explain our reasoning in writing. We will not quote an inflated price to win the listing: a price that is too high makes the sale take longer.
Exclusive or non-exclusive listing agreement?
With an exclusive agreement, only one agency sells the property for an agreed period, which usually means fuller marketing and a single point of contact. With a non-exclusive agreement, you can list with several agencies or sell yourself. Either way, the term, price and fees are set in writing.
What does the agency charge to sell?
Our fees are agreed with you and set in writing in the listing agreement, before anything is published. Ask us on WhatsApp and we will send you our terms for your type of property.
Can I also rent out my property through the agency?
Yes, as an annual or a vacation rental. Say so in the sell or rent out my property form. If you need full management (rent collection, upkeep, guest check-ins), tell us what you expect and we will tell you what we can offer for your property.
Can I sell discreetly?
Yes. We never publish the exact address or your personal details, and the map on the listing only shows an approximate area. If you prefer, we can also present your property only to buyers whose search matches, without publishing it on the site.

Las Terrenas
Where is Las Terrenas?

How do you get to Las Terrenas?
By air, the nearest airport is El Catey (Samaná), about a 30-minute drive away according to its profile. By road from Santo Domingo, the Northeast Highway and the Atlantic Tourist Boulevard, both toll roads, have shortened the trip: travel guides mention roughly 2 to 2.5 hours.
How does electricity work in Las Terrenas?
Las Terrenas has its own private distributor, Luz y Fuerza de Las Terrenas; toward El Limón, Edenorte takes over. The area has had power cuts when the transmission line serving it failed. When buying or renting, ask whether the property has an inverter or a generator, and ask for recent bills.
Is the internet good enough for remote work?
Fiber is available in some areas according to the providers, but you need to check it at the exact address. If you work remotely, ask for a speed test at the property before you sign.
Which currency are purchases and rentals in?
The official currency is the Dominican peso (RD$). In Las Terrenas, property prices are often quoted in US dollars, and that is how they appear on our listings. Taxes such as the transfer tax or IPI are calculated in pesos.
When can you see the whales?
Humpback whales come to Samaná Bay every winter. According to the Ministry of Tourism, the season runs from mid-January to the end of March. Boat trips leave from the port of Samaná, roughly an hour's drive from Las Terrenas.
Which part of Las Terrenas should I choose?
It depends on your plans. Without a vehicle, to do everything on foot: the town center, Las Ballenas or Punta Popy. For peace and the beach: Cosón, Playa Bonita or El Portillo. For ocean views: the hills. Our neighborhood comparison helps you decide.
Should I rent before buying?
Often, yes: a few months in Las Terrenas let you get to know the areas in high and low season, the noise, the commutes and the services. See our annual rentals or, for 1 to 12 months, Casa Terrenas, run by the same company as the agency.
