Las Ballenas, Las Terrenas

Las Ballenas is the long beach that starts just west of Las Terrenas town center, good for families and fringed with reefs. Behind it lies a residential area of villas, condos and small projects, close to the shops.

What is Las Ballenas like?

Las Ballenas is the long beach running west from the center of Las Terrenas. Its name ("the whales") comes from rocky islets offshore which, seen from the sand, look like the backs of whales. Beach guides rate it as family-friendly and mention reefs where you can snorkel.

An established residential neighborhood has grown up behind the beach. Its eastern end faces Pueblo de los Pescadores, the restaurant and bar strip; the further west you go, the quieter it gets.

What kind of property is there?

  • Condos in communities with a pool, often a few minutes' walk from the beach.
  • Mid-sized villas, some on private lanes.
  • New projects of a handful of units, either completed or under construction.
  • Simpler houses on the inland streets.

Current listings are on our condos for sale and villas for sale pages.

What is daily life like?

This is one of the areas where you can live almost without a vehicle: the center, with its banks, pharmacies and supermarkets, is close, and the beach is a short walk from many streets. For big shopping trips or other beaches, a motorbike or car is still useful.

Who is Las Ballenas for?

  • Families who want the beach and services nearby.
  • Buyers who will live in Las Terrenas year-round and prefer to get around on foot.
  • Investors looking for a condo that is easy to rent out, long term or seasonally, depending on the community's rules.

What should you check before buying in Las Ballenas?

  1. Noise. Near Pueblo de los Pescadores, music can go on late: visit the property in the evening and on a weekend too.
  2. Maintenance fees and the reserve fund of the condo association, and any special assessments already voted.
  3. In a project under construction: the building permit, a written delivery date and a payment schedule tied to construction progress.
  4. The title: in a condo building, each unit should have its own certificate of title.
