House or villa: what is the difference on our site?

On this site, a villa is an upscale detached home, often with a pool, in a beach area or a gated community. A house is any other detached home: town houses, family homes, country houses. It is a practical label for searching, not a legal category. If in doubt, look at both pages: villas for sale and houses.

Where are the houses?

• In the town center and its side streets, close to services.
• Behind Las Ballenas, on residential streets.
• In El Limón and the countryside, with larger plots.

What should you check before buying a house?

1. The construction: structure, roof, damp, wiring and plumbing. An inspection by an engineer or architect registered with CODIA (the Dominican association of engineers, architects and surveyors) avoids nasty surprises.
2. Extensions: rooms, upper floors or terraces added without a permit can complicate a resale or a mortgage.
3. The title: in the seller's name, with a deslinde (survey), and the house properly described in the documents (title, plans, permits).
4. Boundaries: walls and fences matching the limits on the survey plan.
5. Utilities: water and electricity meters, bills paid, and whose name they are in.
6. Neighbors and noise: visit the house at different times, on a weekday and at the weekend.

Buying to live in or to rent out?

A house in town often works both as a year-round home and for annual rental. If you are buying to rent out, ask whether there is a lease in place: a tenant with a current lease does not leave on the day of the sale.
