What should you budget on top of the rent?
- Electricity: it is supplied by Luz y Fuerza de Las Terrenas, the town's own private distributor. Ask whether the meter is in your name or the owner's, and ask for recent bills to estimate the cost.
- Internet and gas.
- Condo maintenance fees, if the home is in a community: do you pay them, or does the owner?
- Garden and pool, for a villa: who looks after them, and who pays?
What do you pay when you move in?
Usually a security deposit and the first month. According to analyses published by law firms, under Law 85-25 of 2025 the maximum deposit for a home is two months' rent (Article 13), and, if both parties agree, it may be lodged with Banco Agrícola or Banreservas. Have your lawyer confirm these points before you sign: the law is recent.
What should the lease say?
- The term, the rent and how it can be revised.
- The deposit and the conditions for getting it back.
- Who pays for each utility and each repair.
- A photo inventory signed by both parties on move-in.
- The conditions for leaving early.
- Rules on pets, subletting and guests, if the community imposes them.
Furnished or unfurnished?
Both exist. A furnished home lets you settle in quickly; an unfurnished one usually suits people arriving with their own furniture for several years. The listing tells you which it is.
