How is land measured here?
Our listings give the area in square meters and in tareas, the unit commonly used in the Dominican countryside: one tarea equals 628.86 m². We also show the price per square meter so you can compare plots of different sizes.
What kinds of title will you come across?
| Status | What it means | What to do |
|---|---|---|
| Certificate of title with deslinde | The plot is surveyed, located and registered with its own cadastral designation. | Check the legal status and that the boundaries on the ground match the plan. |
| Constancia anotada | A right to part of a larger parcel, with no precise location. Since Law 108-05, no new ones are issued except in condominiums. | Budget for a deslinde (survey and boundary approval), its cost and timing, before building or reselling. |
| Deslinde in progress | The procedure before the land court has started. | Ask a lawyer for the file and its status. |
What should you check before buying land?
- The legal status at the Registro de Títulos: mortgages, liens, objections.
- The boundaries on the ground, with a surveyor (agrimensor), against the survey plan.
- The land use the municipality allows, and environmental limits near rivers or protected areas.
- The coastal strip: the law places 60 meters from the high-water line in the public domain, where building is in principle not allowed.
- Access, water and electricity: do they reach the plot? If not, what does connecting them cost?
- Topography: a sloping plot costs more to build on.
- IPI property tax: in 2026, vacant urban lots owned by individuals pay 1% on the part of their total real estate holdings above RD$10,695,494 (DGII).
What about building?
Depending on the project, you will need the municipality's land-use approval, a building permit and, in some cases, an environmental authorization.
