Las Terrenas Town Center

Calle Duarte is the backbone of Las Terrenas town center, home to banks, pharmacies, supermarkets and most services. It is the place to live on foot all year round, with condos, houses, commercial units and urban lots.

What is the town center like?

Las Terrenas is a municipality in Samaná province that has grown fast: from 13,869 residents in the 2002 census to 25,696 in the 2022 census, according to the census results compiled by City Population. Most of that growth shows in the center.

The main artery is Calle Duarte, which runs down to the sea at Pueblo de los Pescadores. Along it and the side streets you will find everyday services: banks, pharmacies, supermarkets, hardware stores, clinics, offices and workshops. It is the busiest and least quiet part of the municipality, lively all year and not only in the high season.

What kind of property is there?

  • Condos in small buildings, sometimes above a shop.
  • One- or two-story houses on the inner streets.
  • Commercial units and mixed-use buildings (shop downstairs, home upstairs).
  • Urban lots for building, increasingly scarce.

Current listings are under properties for sale and annual rentals.

Can you live here without a car?

Yes, this is the easiest area to live without one: everything is done on foot or by motoconcho (motorbike taxi), and the beaches of Las Ballenas and Punta Popy are a few minutes away.

Who is the center for?

  • Year-round residents who want services close at hand.
  • Retirees and people without a vehicle.
  • Investors in commercial units or in condos for annual rental.
  • Anyone opening a business for local and tourist customers.

What should you check before buying in the center?

  1. The land use the municipality (ayuntamiento) allows, if you plan to build, extend or open a business.
  2. In a mixed-use building: whether each part has its own title (condominium regime) or everything sits on a single title.
  3. Parking and street noise, by day and by night.
  4. IPI property tax. For individuals, the 2026 real estate property tax is 1% on the part of a person's total real estate holdings above RD$10,695,494; it applies to homes and vacant urban lots and is paid in two installments, on March 11 and September 11 (DGII). Ask the seller for proof that it is paid up.
