What does each listing show?

• The property reference (THD-…), which you can quote on WhatsApp.
• The asking price in US dollars.
• The areas: living area, land (in m² and in tareas) and terraces.
• Bedrooms, bathrooms, neighborhood and distance to the beach when we know it.
• The title status (certificate of title with deslinde, constancia anotada, deslinde in progress), whether the property is CONFOTUR classified, and the monthly maintenance fee.
• The date of the last update.

If a detail is missing, it means we have not confirmed it yet: ask us before drawing any conclusion.

How do you buy property in the Dominican Republic?

1. Offer and promise of sale: price and terms are agreed, usually with a deposit.
2. Checks: your lawyer obtains a legal status certificate (certificación del estado jurídico), which shows mortgages and liens; the version "with priority reservation" locks the property for up to 15 business days while you sign.
3. Final deed of sale, with signatures certified by a notary.
4. Transfer tax paid to the DGII (tax authority).
5. Registration of the deed with the Registro de Títulos, after which a fresh certificate of title is issued in your name.

What does buying cost on top of the price?

According to the DGII, the real estate transfer tax is 3% of the property's value. Add the lawyer's fees and notary and registration costs. Law 30-26, enacted in June 2026, changes several property taxes, and sources do not yet agree on its effect on the transfer tax: have your lawyer confirm the figures before you set your budget.
