The right area depends on how you will use the property: living year-round, a second home or renting it out.

The areas in detail

The town center and the Pueblo de los Pescadores

The center has the banks, pharmacies, supermarkets and public offices. The Pueblo de los Pescadores, a pedestrian strip of restaurants on the seafront, is the heart of the nightlife according to the official tourism website. People buy here to live without a car or for a commercial unit. If you want peace and quiet, visit in the evening. See the town center and the Pueblo de los Pescadores.

Las Ballenas

Just west of the center, Las Ballenas mixes villas and small condo developments. You stay close to the shops, with more calm. If a listing says "near the beach", ask for the exact walking distance. See Las Ballenas.

Punta Popy

East of the center, Punta Popy is a lively beachfront known for kitesurfing. Most properties are condos. See Punta Popy.

Playa Bonita

About 3 km west of the center, Playa Bonita is a quiet beach lined with small hotels. You cannot walk to the center along the beach: you need a car or a moto-taxi. It suits people who want the sea without the crowds. See Playa Bonita.

Cosón

Further west, Cosón has a very long beach and a more secluded setting. You will find large plots and villas in gated communities. A car is essential. See Cosón.

El Portillo

East of town, on the road to El Limón, El Portillo is a quiet residential area with a long beach. It suits buyers who are happy to drive for errands. See El Portillo.

The hills along the El Limón road

Behind the town, the road to El Limón climbs into the hills. Villas and plots there often have sea views. Check the slope, access when it rains, and how water and electricity reach the property. See the hills.

Further afield: El Limón and Samaná

El Limón is an inland village known for its waterfall. Samaná, the provincial capital, sits on the bay where humpback whales can be watched from 15 January to 31 March, according to the Ministry of the Environment. These areas appeal to buyers who want more space or a different pace. El Limón · Samaná.

How do you choose your area?

  1. How you will use it. To live year-round without a car, the center and Las Ballenas are practical. For a quiet second home, look at Playa Bonita, Cosón or El Portillo.
  2. Renting it out. A property close to the beach and restaurants is easier to rent by the week.
  3. The beach. The 60-meter strip from the high-water line is public land. "Beachfront" never means a private beach.
  4. Utilities. Ask which company supplies electricity, whether there is a water tank, and which internet connection is available at that address.
  5. Visit twice. By day and by night, on a weekday and at the weekend. Noise and traffic change a lot.
